FAQ's Questions

We get asked many questions regarding moving to Spain and have tried to list the most frequently asked questions below. However, if you have a specific question you would like answered please complete our FAQ Request Form.

Are property prices increasing in Spain?
The Economist reports that house prices in the last 20 years have risen faster in Spain than anywhere else in the world. Prices continue to rise and there is still a large demand for properties on the Costa Blanca

If I purchase a property from you, will I have to pay you any commission?
No. Our fees are paid solely by the vendor.

How much do I need to put down as a deposit on a property in Spain?
This can vary depending on the price of the property; however, on average £2000 will secure a property. We would recommend that you bring with you a bankers draft from the UK

Is the reservation fee and deposit returned if I pull out of the purchase?
No - not if you decide to withdraw from the purchase. However, the funds will be returned (normally double the amount) if the vendor decides not to complete.

When purchasing a Spanish property, should I make a Spanish Will?
It is not a legal requirement to do so, as wills from other countries are valid in Spain. However, in order to avoid any possible confusion and to speed up the process of administering the estate, it is advised to consult with a Spanish lawyer and have such a document drawn up.

  What is a NIE number?
All property owners must have a NIE number which is basically your tax identification number. The number is necessary for practically any transaction in Spain

Do I need to use a Spanish lawyer to buy a property in Spain?

No, however we would recommend that you do use a Spanish lawyer to act on your behalf during the buying process.

Can you recommend a good Spanish Lawyer?

Yes, we use the services of several good English speaking Spanish Lawyers and would be happy to recommend one should you require.

Is there any guarantee on new properties?

All new properties carry a 10 year builders guarantee similar to the UK. This can be confirmed with the builder.

What are the schools like in Spain?

There are some very good English and Spanish schools in Spain. Entry ages range from 3 years to 18 years. Many of the English speaking International schools follow the English education curriculum, allowing students to sit their GCSE's and A levels.

If I buy a property can I get a mortgage in Spain?

Yes this can be arranged through local banks. Spain has one of the lowest interest rates in the European Union.

What is the health care service like?

Spain has an excellent health care service with modern hospitals and facilities. Many of the doctors speak English

How do I arrange an inspection visit?
